Large Residential Development
Appointed by a Private London Developer to optimize the internal layout of a recently granted planning consent for waterside apartments and retail units in Chelsea.
The primary objective of the client was to maximise the internal net area of the residential and retail floor space thus increasing the open market value of the proposed development whilst maintaining the approved external envelope. We worked closely with the client to optimize the size and mix of apartments to achieve the optimum configuration for the site. This included increasing the range of units available and providing more marketable spaces and amenities.
A complex analysis and reconfiguration of the 89 units enabled the client to submit for a minor planning amendment for the reconfigured scheme, thus delivering an additional 8387 sq ft in residential GIA with an increased in open market value of millions of pounds.
